Why we exist

Gurugram’s problem was never supply. It was the price.

Anyone who has shopped for a flat here knows the routine. A listing says price on request. You call. Someone takes your number and calls back with a figure that is different from the one the next person quotes you, and different again once the charges are added.

We built this desk to remove that step. Of the 481 projects we list, 310 carry a published starting price on the page itself — before you have given us anything. Where a developer genuinely has not published one, the listing says on request instead of pretending.

Everything else follows from that. If the number is already public, there is nothing to negotiate on our side and no reason to charge you a brokerage to see it.

Every listing carries the published starting price, the configuration and the super area. Nothing is held back to make you call.

You pay us nothing

Our fee comes out of the developer’s own marketing budget. The price you pay is the developer’s price — there is no brokerage added on top for using us.

RERA status, stated plainly

Where a project carries a HARERA number we show it. Where a launch is new and the number is still pending we say awaited, rather than implying an approval.

A visit before a decision

We book the appointment, confirm access with the developer and come with you. No cost, and no obligation to buy afterwards.

How a purchase goes

From a phone number to a set of keys

Five steps, and you can stop at any of them. Nothing here needs a document, a registration or a signature until you have decided you want the flat.

    Tell us the budget and the corridor

    A two-field form and a phone call. No documents, no registration, nothing to sign.

    We send a shortlist

    Four or five projects that actually fit, each with the current cost sheet in writing — including the charges that sit outside the headline price.

    We confirm the live rate

    Developers revise rates often. Before any visit we re-confirm the cost sheet with the developer so you are not comparing a number that has already moved.

    We walk the site with you

    Same-day or weekend appointments, sample flat access arranged in advance, and an honest read on what the location will look like in three years.

    You decide, or you don’t

    If nothing fits, we say so and keep looking. We would rather lose a booking than put you in the wrong address.

Our story

Property In Gurugram started for a practical reason. Between the Dwarka Expressway, New Gurgaon, Sohna and the Golf Course corridors there are more launches in a year than any one buyer can sensibly walk through, and almost none of them publish a straight number. We spent enough time on the other side of that phone call to want to build the opposite of it.

What we are

We are a listing desk and an advisory desk, in that order. The listing side is the work you can see: every project we carry has its configuration, super area, published starting price, HARERA status and photographs on one page, kept current. The advisory side is a small team that picks up the phone, puts a shortlist together and comes to site visits with you.

We are channel partners, which means the developer pays us when a sale closes. That arrangement is fine as long as it is stated out loud, so here it is stated out loud: you are never charged a brokerage by us, and the price you pay is the developer’s own price.

How we decide what to list

A project goes up when we can verify three things — that the developer is actually selling it, that the configuration and area we publish match the developer’s own cost sheet, and that the HARERA position is what we say it is. Where a launch is too new to have a registration number, the listing says awaited. We would rather carry fewer projects than carry a number we cannot stand behind.

What we will tell you

That a corridor is three years away from the infrastructure it was sold on. That a “starting price” is often for the one unit nobody wants. That the charges outside the headline figure — parking, club, IFMS, GST — add a meaningful amount to what you actually pay. None of this makes a sale easier in the short run, and all of it is the reason people send us their friends.

What we will not do

We do not sell your number on. We do not call you from six different numbers. We do not tell you a unit is the last one when it is not. If nothing in your budget genuinely fits, we will say so and keep looking rather than move you up a bracket.
